Your dream home called. It wants your current address.
Love your street but not your house? Knock down the old one and build a brand new Emerald home on the block you already own. We’ll check your block for free first, so you know where you stand before you spend a dollar.
Knock down, renovate, or sell and buy?
Three ways to get the home you want. Here’s how they compare.
| Knockdown rebuild | Renovate | Sell and buy | |
|---|---|---|---|
| Stay in the street you love | Yes | Yes | No |
| A whole home built to today’s standards | Yes, all new | Partly: the old structure stays | Depends on the home you buy |
| Choose your own layout | Yes | Within the old walls | No, you take what’s for sale |
| Move out while the work happens | Yes, during the build | Often, for a big renovation | Moving day only |
| Stamp duty and agent fees | You’re not buying land, so no transfer duty on a land purchase* | None | Yes, on selling and buying |

Start with a free check of your block
Before you talk designs or prices, we check what your block allows. You get a written preliminary check report, then a 30-minute consultation with our team to talk it through.
How it works, step by step
- ConsultationA 30-minute chat about your block, your plans and your budget. We’ll recommend demolishers we trust.
- Free check reportWe check overlays, slope, services and which designs fit.
- Design and quoteChoose a design, or adjust one to suit your block, and get your tender.
- DepositWe order your soil test and contour survey, covered by your deposit.
- ContractYou sign your building contract.
- DemolitionYou arrange the demolition approval, and your demolisher takes the old house down.
- ApprovalsWe look after building approval with the certifier.
- BuildPhoto updates every week, and site visits with your supervisor by appointment.
- HandoverThe keys to your new home, in the street you already love.
Demolition, asbestos and services
You arrange the demolition directly with a demolisher, and we’ll recommend ones we trust early on, at your first consultation. Many older homes contain asbestos, which must be removed by a licensed removalist before the house comes down.
Before we start on site, your demolisher gives you the paperwork that shows the site is safe and ready. You pass it on to us, so nothing old is left behind under your new home.
What shapes your price
Every block is different, so your price comes from your check report and consultation. It depends on:
Your soil test and contour survey are done straight after your deposit, so your tender’s site costs are based on your actual block. Allowances cover only what can’t be known until digging starts, such as rock.
How long it takes
From first steps to handover usually takes 12 to 18 months*.
*Terms and conditions apply. Timeframes depend on your project and are set out in your tender.

Where you live while we build
Most families rent nearby while their new home is built, so the kids stay at the same school and the commute doesn’t change. Allow for rent in your budget from demolition to handover.
